We're told that the debt markets are going to be more active in 2010. Is there any reason to believe that recent securitizations and TALF will unlock more streams of capital for the anticipated $50 billion of loan maturities in 2010 and beyond? How are lenders assessing risk and underwriting in the current economy? The ULI Education Committee assembled a panel of real estate lenders across the debt spectrum. By dissecting several real-world scenarios in detail, we mapped the spectrum of lending options available for distressed, development, value-add, and stabilized deals. This event was held at the iconic and award winning 5900 Wilshire Blvd (across from LACMA) by Los Angeles based developer, The Ratkovich Company.
Speakers
John E. Crump, Associate Director, Holiday Fenoglio Fowler, L.P.
Mr. Crump is an Associate Director in the Los Angeles office of HFF (Holliday Fenoglio Fowler, L.P.) with over seven years of experience in commercial real estate finance and investment sales. He is primarily responsible for performing financial and market analysis, preparing offering memoranda, marketing transactions and facilitating the due diligence process. Mr. Crump has been instrumental in the financing and disposition of over $2,300,000,000 in transactions in the last four years.
Mr. Crump joined HFF in February 2005. Prior to joining HFF, Mr. Crump was a Broker Associate at Los Angeles-based firm, an Investment Executive at Wedbush Morgan Securities in the Professional Trading Division, and a Specialist and former member of the Pacific Stock Exchange. Mr. Crump is a member of the CFA Institute, Los Angeles Society of Financial Analysts and Urban Land Institute.
Steve Fried, Vice President, Mesa West Capital
Steve Fried is a Vice President at Mesa West Capital and is responsible for originating and structuring first mortgage loans. Since joining the firm he has arranged over $700MM in commercial real estate loans. Prior to joining Mesa West Capital, Steve worked as an auditor for Deloitte & Touche's financial services group in New York. While at Deloitte & Touche, Steve earned his CPA and managed and implemented financial audits for private equity funds including Morgan Stanley's real estate funds, The Blackstone Group's mezzanine funds and JC Flowers & Co and Rockefeller & Co funds.
Steve received a BS in accounting from Yeshiva University in New York and an MBA from UCLA's Anderson School of Management. While at the Anderson School of Management Steve specialized in real estate finance and worked in Credit Suisse First Boston's CMBS group underwriting commercial real estate loans.
Rudy K. Kramer, Senior Vice President & Market Manager, US Bank Commercial Real Estate Group
Rudy Kramer is a Senior Vice President and Market Manager for US Bank's Commercial Real Estate Group in Los Angeles. He is responsible for managing and growing the current $1.3 billion real estate loan portfolio comprised of large construction, bridge and entity level loans to significant private and public real estate companies.
Mr. Kramer's financial career spans over 20 years in commercial real estate banking with large national banking institutions. Prior to US Bank, he spent 13 years at JP Morgan/Bank One leading a team that built a $2.7 billion portfolio centered on west coast clients in commercial real estate. The diverse portfolio of high quality real estate related loans included investors, developers, home builders, REITs and fund companies which ranged from construction, term loans, subscription and bridge loans including large syndicated unsecured lines. Prior to JP Morgan, he spent eight years split between PFF Bank and Trust and Wells Fargo Bank in commercial banking. Rudy graduated with a Bachelor of Science in Business Administration with a Finance, Real Estate and Law Major and Real Estate Minor from California State Polytechnic University, Pomona. He is a member of ULI, NAIOP, BIA and ICSC.
Bill Harvey, Senior Vice President PDF, Wells Fargo Bank
Bill Harvey is Senior Vice President of the Permanent Debt Finance (PDF) group of Wells Fargo Bank. PDF was formed in 1994 and provides fixed and variable rate, non-recourse loans secured by income producing real estate. Loan amounts typically range from $5 million to $100 million. Loans funded by PDF are both held on the balance sheet and are also structured for distribution in the CMBS markets. PDF lends on a national basis through its offices on the west and east coasts.
Harvey previously was with Wells Fargo Realty Finance (WFRF), the mortgage banking subsidiary of Wells Fargo. WFRF acted as a correspondent and servicing agent for various life insurance companies and pension funds seeking debt and equity investments in commercial and industrial real estate. Prior to joining Wells Fargo in 1978, Harvey was associated with the real estate investment departments of Northwestern Mutual Life and Equitable Life. He is a graduate of the University of Southern California.
Jaime Zadra, Principal, Prudential Mortgage Capital Company
Jaime Zadra is a Principal with Prudential Mortgage Capital Company. In this role, she is responsible for originating a broad range of commercial mortgage products throughout Northern California and the Pacific Northwest. She is located in Southern California.
During her 5 year tenure with Prudential Mortgage Capital, Jaime has originated over $800 million of loans on all property types. Jaime's previous role included originations covering Southern California. Jaime earned her MBA in Finance and Real Estate from the UCLA Anderson School of Management and a BA in Biology/Public Policy Analysis from Pomona College.
